An abundance of real estate projects. Social landlords launched their projects in 2017. Grand Dijon Habitat has launched the Rosa Park program, with 84 low-income housing units. It is also building the Rives du Canal residence with 32 affordable and 32 low-income housing units. Habellis, via its Aqisia brand, has delivered the Oxygène program with 56 housing units, and the large-scale Essen'Ciel development project, with around 100 homes, is currently under construction. CDC Habitat has started work on Avenue 4, while BVM Promotion is building the 43-unit Confluence residence, Nexity has completed the 53-unit Plaisance residence, and BFC Promotion has completed the 26-unit Jardins de l'Arsenal affordable housing scheme. Other programs have been launched for 2022, including one by developer Pichet with 100 homes and a 150-unit mixed-use seniors' residence. Seniors will also be able to take advantage of the Village d'or turquoise, featuring 84 low-cost housing units for seniors. Finally, Belles Houses brings together 136 homes, including 50 single-family homes built by developers Sopirim and Voisin Immobilier using wood-frame construction. The first units were delivered at the end of 2023.

A tower like no other. Called NTEA, Nouvelle Tour Arsenal, the 17-storey residential tower designed by Elithis is resolutely modern, with a social hub on the top floor, Le Diamant, featuring a garden, a deck and 2 living-room areas accessible to residents. The building will be energy-positive, with a living area of 3,860 m² and a height of 60 metres.

ÉCOQUARTIER QUAI DES CARRIÈRES BLANCHES

The Fontaine d'Ouche district is undergoing a major transformation. Among the changes underway is the creation of the Quai des Carrières Blanches, whose project has officially been awarded the EcoQuartier label. The perimeter of this ZAC, located just a stone's throw from Lac Kir and the Plateau de La Cras and managed by SPLAAD, extends over 10 hectares along the Canal de Bourgogne, with part of the Quai des Carrières Blanches to the east, the Fontaine d'Ouche to the west and the Allee de Grenoble to the south, 15 minutes from the center of Dijon by public transport. At the heart of the project, the idea is to provide 350 subsidized or low-cost (reduced VAT) housing units, with buildings of no more than three or four storeys. A 1 km bicycle path has already been created and 200 trees planted to prepare the site and preserve visual transparency to the nearby canal and Kir Lake, as well as 15,000m2 of landscaped green spaces. Nexity has already completed 44 housing units. The Constructa group is building 300. At the same time, landlord ICF has begun the eco-rehabilitation of its housing units. Les Carrières blanches is part of an overall renovation project in the Fontaine d'Ouche district. Selected as part of the H2020 call for projects, the district is aiming to become energy self-sufficient.

ÉCOQUARTIER HYACINTHE-VINCENT

Private outdoor spaces, as well as communal landscaped areas, have been designed to encourage sharing and social interaction between future residents. The homes will be NF Habitat HQE-certified, enabling them to achieve RT 2012-10% energy performance; a high-quality place to live!

Matisse in Chenôve's Mail district: rehabilitation in a district of national interest, part of Dijon metropole's New Urban Renewal Program (NPNRU). Habellis' project was based on the master plan and major development guidelines for the district: requalification and residentialization of the built heritage, diversification of the housing offer and requalification of public spaces. Conducted in consultation with Habellis, the town of Chenôve and all project partners, the project involves the renovation of 40 housing units (T1 to T5), the demolition of 30 units and the landscaping of the newly created spaces. With the aim of de-densifying the neighborhood and making it more attractive, the project involves creating two breakthroughs on three entrances (7 entrances in all) that make up the Matisse building on rue Françoise Dolto. The deconstruction of certain entrances will provide more breathing space and visual perspective in the urban fabric. This massive, linear aspect will be mitigated by freeing up a central space to create green areas conducive to biodiversity and to restore connections between the various spaces that make up the neighborhood. These far-reaching changes will not only enhance the quality of life and comfort of our customers, but also renew the image of the residence to maintain the appeal of the park. ÉCOQUARTIER HEUDELET 26

The Heudelet 26 eco-district, a completely new concept, is located behind Dijon Métropole's headquarters, just a stone's throw from the city center and a streetcar stop from Place de la République. The 6-storey wooden building is set to become the new landmark of the eco-neighborhood.

Halle 38, a place dedicated to artistic creation. This 1,500 m² former military hall, in the heart of the Heudelet district, has just been renovated into offices, workshops and rehearsal spaces for a theater company and artists' studios, notably for students from Ensa, the Ecole nationale supérieure des arts.

Nearby Halle 12 is being refurbished by Kaufman & Broad to create a residence of around 30 new housing units, with an innovative architecture given the character of the building.
