Guest house, with balcony, offering rooms in the Zanzibarite style, a good address for small budgets in Stone Town.

This budget guesthouse is very centrally located and offers Zanzibar-style rooms with rustic wooden four-poster beds, air-conditioned or ventilated, with mosquito netting and high ceilings, some with sea views and private bathrooms. You'll appreciate the floor-to-ceiling prices, the impeccable service, the famous carved wooden balcony with colorful wax-covered sofas, the living room with its large glass window, the many terraces with deckchairs, including one on the rooftop, and the relaxed welcome. Breakfast on request.

If I could give it 0/5 stars I would. We did not enjoy balcony house at all. After a sense of humour failure at the false advertising, we decided to leave early after an argument about paying for the room upon cancelling. Paint peeling off the walls, shared bathrooms and no toilet paper, hot water or duvets. It was a complete disappointment to the start of our holiday, and I would suggest looking elsewhere if you are thinking about staying here. The staff were accusing and rude aswell. Definitely NOT a b&b, more a hostel of poor standards.

Found the hotel - no signs, had to ask around. Place seemed nice, but rooms didn't cut it. Mosquitoes attacked all night, and the corridor chatter kept me awake. No one at checkout, so I left my keys in the room.

One of the most hospitable places I have even stayed! I only stayed for two days but I wish I would have booked for more! The people there are extremely welcoming and helpful with whatever you need! I will definitely come back only to stay there again and enjoy the company of the people.

Amazing, would absolutely recommend. I had so much fun, Side is an amazing person and tour guide. We did the tour of the town with him and it was geat! But not only, the best part was spending the time together, we had lovely conversation and overall a really good time! Thank you Side!!!
For the rest the room was nice and couzy and everyone there was super nice. If I knew I would have spent more time there

Staying at the balcony house was great. It's easily accessible from the port, and there's a bakery, a fast food place and a mini supermarket nearby. If you expect something luxurious, this isn't it. But it's comfortable and feels home-y, plus the staff are really nice and composed. The rooms are clean and well made. I think some of the photos online are exaggerated, so I had very high hopes, but generally you'll get a fairly good view of the ocean and the waves.
One thing I didn't like was the very many stairs. The house is only accessible by stairs (probably why it's called a balcony house) but this means it's not suitable if you have a physical disability. Not much can be done to change this, so you'd have to find lodging elsewhere.
