ODIFIS - ESPACE HABITAT

Land developer

Odifis is a real estate agency dedicated to transactions and sales of land, houses and apartments. Odifis facilitates affordable home ownership in a variety of ways. The purchase of rented accommodation, reserved for Orvitis tenants, is an opportunity to move from rented accommodation to private housing, without changing one's habits (under certain conditions). Odifis assists tenants throughout the purchasing process.

Another formula is the PSLA ( location-accession) scheme , which enables you to become the owner of a new home without having to make a downpayment, after a rental period stipulated in an initial contract. With a rent almost equivalent to the subsequent loan repayment, rent-to-own is the solution for a smooth transition to home ownership (means-tested).

Odifis offers rent-to-own for new homes, both detached houses and apartments, as in Arc-sur-Tille and Dijon. Odifis also markets building plots (available in Semur-en-Auxois, Clénay and Arc-sur-Tille). Follow the news on Odifis.fr!

ÉCOQUARTIER DE L'ARSENAL

Land developer

A must-see! Launched in 2013 with the creation of a public park, the metamorphosis taking place in the Arsenal district catches the eye of everyone who passes by this former military wasteland at the southern entrance to the city center, a stone's throw from the Cité de la Gastronomie. The 57-metre-high NTEA, or Nouvelle Tour Arsenal, has a lot to do with this. Scheduled for completion at the end of 2023, the building will house 60 residential units and 1,000 square metres of office space. Designed by Arte Charpentier and engineered by Dijon-based Elithis, the tower aims to set an example for the future of housing. The rest of the eco-district, 12.6 hectares in all, will include 1,400 homes and 27,500 square meters of shops, services and public and cultural facilities by 2026. Between the tramway and the banks of the Canal de Bourgogne, in a spirit of social and generational diversity and high architectural quality, the new eco-neighborhood is coming to life with its first residents, a day-care center, a senior citizens' residence...

An abundance of real estate projects. Social landlords launched their projects in 2017. Grand Dijon Habitat has launched the Rosa Park program, with 84 low-income housing units. It is also building the Rives du Canal residence with 32 affordable and 32 low-income housing units. Habellis, via its Aqisia brand, has delivered the Oxygène program with 56 housing units, and the large-scale Essen'Ciel development project, with around 100 homes, is currently under construction. CDC Habitat has started work on Avenue 4, while BVM Promotion is building the 43-unit Confluence residence, Nexity has completed the 53-unit Plaisance residence, and BFC Promotion has completed the 26-unit Jardins de l'Arsenal affordable housing scheme. Other programs have been launched for 2022, including one by developer Pichet with 100 homes and a 150-unit mixed-use seniors' residence. Seniors will also be able to take advantage of the Village d'or turquoise, featuring 84 low-cost housing units for seniors. Finally, Belles Houses brings together 136 homes, including 50 single-family homes built by developers Sopirim and Voisin Immobilier using wood-frame construction. The first units were delivered at the end of 2023.

A tower like no other. Called NTEA, Nouvelle Tour Arsenal, the 17-storey residential tower designed by Elithis is resolutely modern, with a social hub on the top floor, Le Diamant, featuring a garden, a deck and 2 living-room areas accessible to residents. The building will be energy-positive, with a living area of 3,860 m² and a height of 60 metres.

GRAND DIJON HABITAT - OFFICE PUBLIC DE L'HABITAT

Real estate agency

With almost 11,000 housing units, GRAND DIJON HABITAT has become Dijon Métropole's leading social landlord over the decades. Originally created by the city of Dijon in 1926 to build the first emergency housing estates, the social landlord is now over 90 years old. For several years now, its territory of action has been that of the agglomeration, and it is present in 14 of the 23 communes of the Dijon metropolitan area. Since the health crisis, GRAND DIJON HABITAT has worked to improve the relationship between the landlord and its tenants, by setting up a reception service with priority given to appointments.

A constantly evolving range of rental accommodation:

New rentalunits are offered - Every year, around 150 units are commissioned. In 2024, a number of new developments are expected, including 79 units in Terrot Town, 70 units in the Garden State development along the Avenue de Langres tramway line, and 25 units in the Charmette - Varennes - Maupassant residence. At the same time, the 30 homes in the Jacques Martinet residence in the new Arsenal district, to be delivered in early 2023, will feature shared roof gardens.

Eco-rehabilitation. GRAND DIJON HABITAT has been eco-rehabilitating its older properties for several years now. In the Fontaine d'Ouche district, the eco-rehabilitation of the Franche-Comté block continues. a total of 102 homes are now connected, benefiting from innovations such as heating data analysis. GRAND DIJON HABITAT wants to go even further by focusing on innovation and experimenting with collective self-consumption. By the end of 2024, an additional 1,000 homes will be eco-renovated at Fontaine d'Ouche. By 2027, 80% of GRAND DIJON HABITAT's pre-1980 housing stock will be eco-rehabilitated. For the time being, 83% of the landlord's stock has a label between A and D, compared with 68.6% nationally.

A European first. Together with Dijon Métropole, GRAND DIJON HABITAT has signed up for the prestigious European H2020 call for projects. In 2024, two buildings on the Franche-Comté block will benefit from solar panels, generating self-consumption for the entire block. The energy generated by this solar production will be re-injected into the common areas of the 6 buildings on the block, enabling tenants to save on charges. Work is starting on the Franche-Comté block, which will be testing out new connected services in the coming years. A total of 377 homes are potentially concerned by these innovations.

In addition, the public office is one of the 5 pilot landlords in France to experiment with the integration of digital architecture in an existing building. This will enable the deployment of solutions and services capable of facilitating homecare for the elderly and improving the residential tranquility of tenants. These major eco-rehabilitation projects will make a tangible improvement to the energy performance of GRAND DIJON HABITAT's portfolio, and at the same time reduce tenants' costs and boost their purchasing power.

Sale of older homes. Each year, as permitted by law, GRAND DIJON HABITAT offers around twenty housing units for sale. Priority is given to tenants, then after a few weeks to all interested parties, this scheme enables people to become homeowners and take a new step in their residential development. In Dijon, Chenôve and Chevigny-Saint-Sauveur, L'Office is selling selected residences from its portfolio at very attractive prices.

Sales of new housing via PSLA. GRAND DIJON HABITAT has launched a number of new home-ownership programs under the Prêt Social Location Accession (PSLA) scheme. For more information on programs currently on the market and eligibility conditions, visit the GRAND DIJON HABITAT website dedicated to the purchase of homes via the PSLA scheme: proprietairepourleprixdunloyer.com

A redesigned website. Since 2022, the virtual agency has been accessible from the new website, making daily life even easier for tenants, who can use it to report problems with their accommodation, pay their rent online, submit administrative documents, track their file in real time..

Charging and recharging terminals. GRAND DIJON HABITAT will be equipping itself with four charging stations for electric vehicles, which will release the surplus energy stored in the vehicles overnight before recharging them in the morning. Installed at GRAND DIJON HABITAT's head office, the charging stations will recharge the landlord's fleet of electric vehicles.
