Brilliant location for Leith or, within 10’ of a team ride, the city centre. The bars and restaurants are good, service is really friendly. The rooms are good, but maybe a little less luxurious feeling as, say, the Newcastle Malmaison. A bit spartan.

A fabulous hotel 20 years ago but sadly today this truly awful place is tired and weary. Grey,monochrome decor, broken fittings and vastly overpriced this is one to stay clear off. It's only redeeming feature is its location but beyond that then there is little to encourage any travellers to stay in this dreadful hotel. £398 for 2 nights and that's without Breakfast (Offered at £21 per person)....I'm checking out feeling completely ripped off and very disappointed.... there are better and cheaper alternatives.

Really enjoyed our stay at Malmaison, Leith. Fine view over the old basin from rooms facing north (ish). The hotel with a previous maritime connection is set in an area which has tastefully kept its past whilst adding new builds. Service, food and cocktails were all very good. Room price was competative with all the usual facilities expected from a modern hotel.

The hotel is in a great location for wandering. The hotel didn't live up to our expectations. The room hadn't been cleaned properly and when we went to dinner it failed miserably. Someone at a table near us referred to it as Faulty Towers. However one regular guest did comment that standards had slipped in the last month or so.

Perfect location for a hotel. Person at the front desk was friendly and did her best to get us a room with a view. Parking is really handy. Bed was comfy and it was nice and quiet

I first visited this hotel nearly 20 years ago. It's looking a bit tired these days but handy for the local bars cafes and restaurants. The tram nearby is useful to get into Edinburgh city centre too.

Amazing overnight stay! Decor in room slightly tired but huge space, very comfortable and clean. Reception and breakfast staff super friendly. The best customer service we have experienced in a long time. Our dog was treated to his own bowls, bed and goodie bag in room. He even got his own sausage at breakfast!

Thanks again for making our anniversary so special. We will definitely be back.

Beautiful Hotel and comfortable rooms. Lovely bar for drinks and also has a restaurant for food ! Bar staff were really friendly! They could teach the reception a thing or two !

Excellent hotel in the heart of Leith. Friendly staff and a really tasty breakfast. Definitely recommend if you visit the area. Free parking as well which is a bonus if you travel by car.

Start with the highlights it's a lovely location. If you want near the city though this isn't for you. Victoria on reception was amazing, great service, the 3 stars are for her. The restaurant was definitely a let down, the staff didn't know the menu, the menu no vegan options which is not really acceptable in this day and age. Rooms are tired.Would I stay again no!

Stayed here 25 years ago, loved returning to see what had changed. Great staff and friendly welcome. Leith is a great place to visit for restaurants and fresh air. Found an excellent Saturday Market and cobbled streets to explore.

Itison voucher used, reasonable value although read the small print weekends when anyone realistically will use this is a hefty surplus. Lovely location and building. Standard double was not overly plush but adequate. Main gripe is the room was really cold, one electric storage heater didn't cut it even on full. Bathroom looked a little tired.

On the plus side, staff were very professional, meal was nice and the bar area very smart.

We would go again but in summer!
