Well, We just came back from Florence after another 12 day in March at 7 Ricasoli Terrace. Nearly everything we asked them to do to make our stay better this go around they were able to do. Apartments Florence is a property manager that puts their guests and owners on equal grounds. They answered any concerns we had within minutes.

Apartments Florence is a professional company that cares about everything.

And the owner of the apartment was very very accommodating for us. Thank you to the owner. It’s a wonderful place.

Agency Review : Very dissatisfied with their poor service, misleading attitude and won't recommend them to anyone! Guest is doing their work and paying for it!

Overall Apartment Review : Overly priced Luxurious central location in the heart of Ponte Vecchio in Florence. It was a good stay due to fully equipped apartment & central location. Rent 2,002€ for 27 days (Jan/Feb 2024) + 600€ Deposit + 130€ Utilities + 38.5€ City tax per person ( The city tax is 5,5 euro per person per night for the first 7 nights.)

Check-in/out and cleaning Review : Although it was communicated with the agency office various times, I had to chase the workers with extra phone calls/messages to fulfill any task to ensure they are coming on the agreed time for check-in or check-out which made me feel that I am doing their job.
During the check-in, I have waited for the cleaners to do final cleaning as requested by the agency but left doing nothing to the reported dirty balcony. ( Furniture in the balcony was soaked for days & took me days to dry them up and clean them to be decent to be able to use them)

My bad rental experience due to :

1. I was required to sign a rental contract for 1,500€ in rental fees, yet I ended up paying 2,002€. When I inquired about the discrepancy, I was informed that the additional 502€ was for tax purposes for the owner. However, it became apparent that this extra amount was designated for the agency's administrative fees and check-in/out cleaning fees. Essentially, the guest is footing the bill for these subpar agency services, rather than the owner bearing the cost. This situation is particularly frustrating because it implies that guests are shouldering the burden of these subpar agency services, rather than the owner covering these costs. While I would be willing to cover such expenses if they were explicitly stated in the contract or if I received good quality service, this was not the case.

2. During the apartment inspection, I attempted to negotiate including Utilities in the rental fee, but the owner declined. Instead, we agreed that Utilities would be deducted from the withheld deposit at the end of my stay. However, at check-out, the agency reneged on the agreement, leading to stressful correspondences and trying to force me to pay the Utilities bill in advance of receiving the deposit refund.

3.The check-out worker refused to come at 9-9:30 am, the time I requested to accommodate my train schedule, citing it as too early for them and insisting they needed to go to the office first. This despite their earlier communication emphasizing that the check-out process should be completed by 10:30 am at the latest. I suggested they come the day before, but when they realized I wouldn't pay any Utilities on the spot and insisted they be deducted from the withheld deposit, they canceled on me.

4. When I stood firm and declined to pay the Utilities bill in advance, insisting on holding them accountable to our initial agreement of deducting it from the deposit and refunding the remainder, they deducted stamp fees and online payment fees. They treated it as if I had made an online payment, despite having the money in advance, for which I shouldn't have been charged any extra fees since I didn't make any online payments for Utilities.

I had a terrible experience dealing with an unprofessional, greedy, and incompetent agency that consistently failed to deliver on their promises. They charged me unnecessary fees out of greed, wasted my time by making me chase them to complete even the simplest tasks, and manipulated me regarding the deposit agreement. This behavior is unacceptable and reflects poorly on their professionalism and integrity.

The staff at Apartments Florence are always ready to help. Silvia, Niccolo, Gabriela, Cesare and the others have made my long-term stay in Florence very pleasant with their reliability and friendliness. I look forward to working with them again when I return, even if only for a short term visit. Bravissimi ragazzi! Grazie mille!

We were so delighted to spend a week în Florence, Italiy right in the historical centre of the town housed, booked online, in an apartment în Via Ghibellina, modern and well equiped with all necessary facilities to fell like home. Totally untrue. you had my letter of presentation and my guarantees , I was very clear before coming to see the apartment that I had 2 dogs. You said the owner was ok with that, otherwise I would of never come all the way from Milan to view the apartment I haven't got time for negligence, clearly you did not speak to the owner prior to my arrival and instead of being honest you chose to treat "the client " badly. You didn't even offer compensation for travelling for nothing.

My family and I stayed in apartment Dreams over Ponte Vecchio, and it was wonderful. The staff was very helpful and kind. Accommodations were clean, comfortable and nice. Excellent location. Everything is walking distance. Highly recommend!!!

A large range of apartments to choose from and I was extremely happy with the one I went for. It was well located on the south side of the river very close to Ponte Vecchio. The apartment was very well equipped and spacious and had been well prepared - even down to a tray of ice cubes in the freezer. Apartments Florence were brilliant to deal with. Well organised and helpful. I really recommend them for a hassle free stay. As for the apartment, I’d love to come back.

Clean, modern apartment within walking distance of the train and city center. Perfect location. An amazing view of the Duomo from the roof deck. Management company was very responsive and able to be flexible with our check-in time. I would stay here again on our next visit to Florence.

My family of four adults and two children (ages 2 and 4) stayed at the Oblate Exclusive View apartment for one week and had a wonderful time. The apartment has 3 bedrooms, 3 bathrooms, a full kitchen, AC/Heating in every room, washer/dryer, and a crib for our youngest. This rental was big enough for all of us and did not feel too tight. The apartment was on the 2nd floor, but it had an elevator which was helpful. Although the elevator is very slow, it certainly was helpful lugging our things up and down.

We arranged a time for check-in and the hosts were there when we arrived. They provided us with two sets of keys and despite this, we still managed to lock ourselves out one day. We contacted the hosts and they were very responsive and had a locksmith come to let us back in within no time. The day of check-out, we had a late flight out of town and we did not know how to spend the day as it was raining outside and we had all our luggage with us. The hosts graciously provided us with a late check-out which was a lifesaver. Overall we had an excellent time. Pros include:

- Very Centrally located. Walking distance to all the sites, restaurants, and very close walking distance to grocery shopping. Be sure to shop at Conrad and not Carrefour though, as Conrad was much larger and much more affordable. The carrefour is more of a mini-mart with tourist rip-off prices.

- Directly across the street from an old Library. Great place to spend a rainy day with kids. Has a kids book section on the bottom floor, and on the 2nd floor there is a cafe/restaurant that has a wonderful view of the Duomo.

- Very responsive and helpful hosts - Quickly assisted us when we locked ourselves out and they also provided us with a free late check-out

I would highly recommend and would gladly use them again.

The apartment we stayed in was breathtaking. Not only did it have the most spacious rooms in all of Europe but the staff was so sweet.
I am from Miami Florida and I left behind my sweater, they immediately let me know I can Fedex it back to myself. Their responses are always so helpful and QUICK. The scheduled the whole thing for me and I barely even had to lift a finger. complete professionals I loved their service team and apartments. Happy. beginning to end.

Our stay at this Florence Airbnb was an absolute delight. Located just a block from the Ponte Vecchio and a few blocks from the Duomo, the apartment was in the heart of the city, making it incredibly convenient for sightseeing.

The apartment was spacious and well-designed, easily accommodating our family of five adults. The layout featured common areas for socializing and large bedrooms for when we needed some privacy.

One of the standout features was the rooftop balcony. We spent many enjoyable hours up there, sipping Aperol Spritzes and unwinding after a day of exploring Florence. The view from the top was a treat, and it became our go-to spot for relaxation.

Below us was an active street that added to the ambiance. We loved watching the hustle and bustle of Florence life from our windows. One evening, we even had the pleasure of enjoying a jazz band that set up right below us!

The apartment also came with two full bathrooms, which was a huge plus for our group. And the best part? Everything was within walking distance, making our stay as convenient as it was enjoyable.

We loved our visit to the Ricasoli Terrace apartment! The big attraction is the larger than life view of the Duomo outside the living room window. The location was outstanding and there was plenty of space in the two-bedroom apartment. The two upstairs bathrooms were beautiful, especially the tiled floor. My husband made delicious pasta in the kitchen and we left a cheese grater so there's nothing to stop you from reserving this place. We highly recommend.

What an amazing host! Nothing but great things to stay, would 100% go through them again upon my next stay in Florence!

Apartments Florence was one of the best experiences we had while traveling through Europe. The flat was in a wonderful location, spacious, and had all the amenities needed to live a good Florence lifestyle. The staff was exemplary, always attending to any concerns or needs I had.

It is safe to say I would use them again in a heartbeat, and highly recommend anyone to do so as well.

They're scam artists. They charge more than $1,700 on "service charges" and are rude and impolite. Be warned and do not give them business.

This is my warning to all students studying in Florence. This company will take advantage of you and steal your money. They left me without hot water for over 14 days and did not reimburse me or even apologize. I had to get a plumber on my own to fix the hot water. They left me with a broken toilet for multiple days and blamed me when I was not at fault. They also did not give back our full security deposit and still refuse to refund me the full deposit because they charged us a second cleaning fee. The receipt for the cleaning fee was clearly faked and they forged the receipt to steal our money. They are horrible at responding to emails, either never answering or responding to only one tenant. They will blame you for anything that goes wrong in your apartment and charge you an extreme amount of money to fix something. DO NOT USE THEM. I believe they specifically targeted me because I am not Italian and I am a student. I would never recommend them to anyone, especially a young student. Find your housing elsewhere.

They are most likely going to respond to this review trying to blame me. I'm aware of their responses to the other negative reviews and all I can say is, I wish they spent as much time taking care of their current tenants than arguing with past ones.

UPDATE:
The agency returned the full deposit to myself and the other tenant. I am very happy that they have taken this review into consideration and returned the money. I still stand by my comments about their lack of organization, disregard for maintaining a functioning apartment, and the faked cleaning fee receipt. It is disheartening to think that this review was the main reason I received the rest of my security deposit. I hope the agency can take my criticism and treat future tenants better.
