GRAND DIJON HABITAT - OFFICE PUBLIC DE L'HABITAT

With almost 11,000 housing units, GRAND DIJON HABITAT has become Dijon Métropole's leading social landlord over the decades. Originally created by the city of Dijon in 1926 to build the first emergency housing estates, the social landlord is now over 90 years old. A constantly evolving range of rental accommodation:

New rentalunits are offered - Every year, around 150 units are commissioned. In 2024, a number of new developments are expected, including 79 units in Terrot Town, 70 units in the Garden State development along the Avenue de Langres tramway line, and 25 units in the Charmette - Varennes - Maupassant residence. At the same time, the 30 homes in the Jacques Martinet residence in the new Arsenal district, to be delivered in early 2023, will feature shared roof gardens.

Eco-rehabilitation. GRAND DIJON HABITAT has been eco-rehabilitating its older properties for several years now. In the Fontaine d'Ouche district, the eco-rehabilitation of the Franche-Comté block continues. a total of 102 homes are now connected, benefiting from innovations such as heating data analysis. GRAND DIJON HABITAT wants to go even further by focusing on innovation and experimenting with collective self-consumption. By the end of 2024, an additional 1,000 homes will be eco-renovated at Fontaine d'Ouche. By 2027, 80% of GRAND DIJON HABITAT's pre-1980 housing stock will be eco-rehabilitated. For the time being, 83% of the landlord's stock has a label between A and D, compared with 68.6% nationally.

A European first. Together with Dijon Métropole, GRAND DIJON HABITAT has signed up for the prestigious European H2020 call for projects. In 2024, two buildings on the Franche-Comté block will benefit from solar panels, generating self-consumption for the entire block. The energy generated by this solar production will be re-injected into the common areas of the 6 buildings on the block, enabling tenants to save on charges. Work is starting on the Franche-Comté block, which will be testing out new connected services in the coming years. A total of 377 homes are potentially concerned by these innovations.

In addition, the public office is one of the 5 pilot landlords in France to experiment with the integration of digital architecture in an existing building. This will enable the deployment of solutions and services capable of facilitating homecare for the elderly and improving the residential tranquility of tenants. These major eco-rehabilitation projects will make a tangible improvement to the energy performance of GRAND DIJON HABITAT's portfolio, and at the same time reduce tenants' costs and boost their purchasing power.

Sale of older homes. Each year, as permitted by law, GRAND DIJON HABITAT offers around twenty housing units for sale. Priority is given to tenants, then after a few weeks to all interested parties, this scheme enables people to become homeowners and take a new step in their residential development. SENNECEY LÈS DIJON - BIEN VIVRE ENSEMBLE

Just a 15-minute drive from the center of Dijon, Sennecey-lès-Dijon combines the advantages of the city with the charm of the countryside. Just a stone's throw from the fields, the commune boasts the essential services and facilities (health, schools, sports, etc.) to guarantee its residents a comfortable lifestyle. In 2024, developer 2A Design will start construction of around 30 container homes, 90 to 110 m² in size on 250 to 400 m² lots, to offer an alternative to first-time buyers held back by inflation in the cost of materials.

Local shops at the foot of the building will complete the offer.

A sports field to create social links. Of the 14-hectare ZAC des Fontaines program, 5 hectares will remain planted. At the heart of the district, the Parc des Eaux, the Buttes playground, the conservatory orchard and the slide area provide meeting places, promenades and a reservoir of biodiversity.

A micro-creche will open in the neighborhood in 2024.

A bus line will link the district in 2025.

A student residence could also be built in Sennecey-lès-Dijon, as the commune is considering the project.

Carré de l'Habitat and Sopirim will also be building new residencesin other neighborhoods undergoing renewal, and the one to be built by Sopirim will be intergenerational. Carré de l'Habitat will build 17 homes.

Heritage renovation. Renovation of Saint-Maurice church, the third oldest church in Côte-d'Or, is scheduled for completion in 2023 (it will celebrate its thousandth anniversary in 2049), while that of the historic town hall building will be completed in 2024, along with the construction of a parking lot opposite.

Local shops. The commune boasts a supermarket, a small shopping mall with around ten shops and a number of retailers in the industrial zone.

The health center is very well equipped , with general practitioners, masseurs, physiotherapists, nurses and care assistants, speech therapists and phoniatrists, dentists and dental surgeons, and a pharmacy.

After 3 years and 75 meetings with the elected representatives of the 23 municipalities of Dijon Metropole, the Local Intercommunal Urban Plan for Housing and Transport, PLUi-HD, came into force on 23 January 2020. Drawn up on the basis of the PLU (Local Urban Plan) of the municipalities in the territory, the PLH (Local Housing Programme) and the PDH (Urban Mobility Plan), it maps out the face of the metropolis for the next 10 to 15 years.
